The land is still owned by the railway & I think they have some pretty tight restrictions on what is & is not permitted.
The 'planning permission' is only this 3 year temporary crap that Udon Planners seem to think is a good way to move a City forward!!
A nice condo block at a good site in Udon would sell out pretty quick I agree!!

Just a clarification there Bob. The tent city nearest the station is on a 3 year renewable basis. to the tenants, not the developer. That's where the hotel project is proposed but not so far approved . That plus the land where Tesco ,is also land leased from the railroad company on a 30 year renewable term .The stumbling block is an overall height restriction which precludes a luxury hotel being built .It is not the local authority imposing the 3 year term .

As I rode past the new store, I had to wonder what they are smoking, but now its clear that UdonExpat's point, that of them planting their roots before the government starts restricting them makes a lot of sense.

Besides, with this location (though traffic may be a problem) they may well capture a lot of customers who would otherwise patronize mom-and-pop shops and maybe even Tops. These guys have a lot of experience in deciding where to place new stores.

[quote="Texpat"]These massive foreign owned chain stores are a blight on the otherwise charming little mom-and-pops. The builders of these massive behemoths that scar the beautiful countryside and elbow out the poor Thai shopkeepers should be ashamed. Their lack of respect for the local culture and economy is despicable. Greed and gluttony at its pinna

it,s secure financial investment sratergy
the big boys , TESCO / MACDONALDS etc ,,,
seldom make investment / shop location sites mistakes ..

good news for lee , increased adverstising investment ..

Hangsaboot all this comes under the heading of capitalism & progress. Competetion is good for everyone as it improves products and helps keep prices under control. Udon would still be living in the dark ages if it wasn't for The Tescos, Big Cs, Home Pros, Global House etc. A friend of mine who is a long time Udon resident told me that there was no such thing as fresh milk and bread in Udon until Tesco Lotus moved to town. Most Thais also realize the advantage of shopping in these large stores which offer a wide variety of items, competive prices & fresher merchandise.
