You need to go & look at them.
Remember in Thailand what your neighbours are like is probably the largest contributor to if you have bought well or badly!!
If you have bad neighbours then you are in for a nightmare that having bought a house worth 8 million baht for 5 million baht will not compensate you for. Remember your legal recourse to action against bad neighbours in Thailand is probably a route that cannot be pursued if you intend ever to live there again.
You need to go & look at a lot of houses - that will give you a good idea of 'value for money' & enable you to reduce the list to a short list. Remembering if something looks like a steal then there is undoubtedly something seriously wrong with it.
Assuming that you have narrowed the list down to 2 or 3 it is then probably best if you can arrange a visit for the evening as well as the day, so that you can get a better idea of what you are letting yourself in for.
You can buy a place for 850.000 baht, or one for 10 Million - I think it is important to remember that the owners of both are in the same Udon Thani once they are off their street!!
