Hello forum members

u have given my good advice since i signed up in on this board in past 8 months, I have been to UDON, have not gotten married yet and I have not been drunk were I made a fool of myself and not sending anybody money

... so a big question please please continue with the good advice.. of all the houses on this board for sale which one would u buy ( if any ) as a good deal ???

None of them just by reading the advert & looking at the pictures!!
You need to go & look at them.
Remember in Thailand what your neighbours are like is probably the largest contributor to if you have bought well or badly!!
If you have bad neighbours then you are in for a nightmare that having bought a house worth 8 million baht for 5 million baht will not compensate you for. Remember your legal recourse to action against bad neighbours in Thailand is probably a route that cannot be pursued if you intend ever to live there again.
You need to go & look at a lot of houses - that will give you a good idea of 'value for money' & enable you to reduce the list to a short list. Remembering if something looks like a steal then there is undoubtedly something seriously wrong with it.
Assuming that you have narrowed the list down to 2 or 3 it is then probably best if you can arrange a visit for the evening as well as the day, so that you can get a better idea of what you are letting yourself in for.
You can buy a place for 850.000 baht, or one for 10 Million - I think it is important to remember that the owners of both are in the same Udon Thani once they are off their street!! :D :D

Bare minimum of two rai, to keep neighbors at bay.

Who is to say the quiet, friendly, polite neighbors, that you carefully vetted, won't sell their house to a Heavy Metal band the week after you move in? Thais usually don't understand privacy and respect.

Bob's right, you must get out and get a feel of the place.
Where is the house facing, North or South?
Makes a hell of a difference in keeping cool.
You might be under the flight path of Udon (International) Airport, which may get busier over the next few years.
Get the long haired translator to talk to the residents, smile and most of them will sing like canaries. If you're lucky you'll get a rundown of all the people in the road.
Take a look at different times of the day, and at weekends. Can you hear that sound system thumping down the street?
Is the estate been there a long time, and you can see lots of unfinished houses where the developer has had cashflow problems.
Look at the gatehouse.
Is the security still there, or empty?
A sure sign the place is in decline.
Another give away are the packs of feral dogs running around, that have not been rounded up, by the Dog Catcher.
How far are you away from the shops, if you want some basic groceries.
Lastly, when you find your Dunroamin, rent don't buy.

Ej has said he hasn't got married yet, which raises the question does he have a long term partner in Udon and why does he want to move to Udon, particularly if he doesn't have a long term partner locally?

He also said he has been to Udon. Does that mean he has visited an odd time, or has he spent an extended period in Udon? Either way I would strongly recommend he spent longer than that in Udon, before considering buying a house at all. As has been said before on many threads, rent for a year or more, before making ANY long term decisions!

Answers to those sorts of questions and an extended period of time spent living in the area, will determine what sort of property and location he should be looking at, if indeed at all.

ok arjay is right ...just blew in had a look over 8 days and left ....so its reasonable advise from all and I do not have a long term TGF just a few beers and a bl-wj-b to be accurate .. again thanks for the honest response from all the board members

Ot's not looked, the most expensive one would be the obvious choice, however if its not got 4 bedrooms 3 bathrooms, lounge, dining room, dressing rooms, state of the art kitchen and a mango tree in the garden - I'll stick with my places in the LOS.

OT...giving out the facts, please try and keep up.. \:D/

I think each one of you have made A lot of sense.I would think that if I bought an 8 million baht home for 4 million that I would be getting A bargain.After reading these im not so sure.Thanks for the info.
